Sheltered Housing Operations Manager. This is a senior post and offers a salary and employee benefits scheme that matches the responsibilities and overall objectives. Working here in Swindon for Swindon Borough Council, you will be ultimately responsible for the management of the sheltered housing service, being directly responsible for 50% of the 32 swindon housing schemes and the resident staff who reside in the majority of the buildings.

This is a very exciting and challenging role, one which brings great rewards and accountability, ensure that the staff are fully trained, appraised, developed, whilst keeping appropriate records. Educating staff to understand, respect and manage professional boundaries at all times, implementing regular reviews and updating compliance reports. There is a need to comply with all relevant Health & Safety requirements, manage lone working, assess person moving and handling, all within safe working practice.

As a Sheltered Housing Operations Manager, you will complete annual scheme inspections, working with the Councils Corporate Safety team to ensure a high compliance with the annual safety audit, overseeing Fire Safety within the buildings, keeping residents safe in line with statutory Fire Risk Assessments. Working with emergency services and a range of professional H & S bodies, with a keen eye for issues that may arise. From a management view, you will oversee staff rotas ensuring the residents receive a daily call and that all buildings are covered, processing timesheet and pay for allowances (on-call, standby etc) to administer staff sickness records/annual leave and time off in lieu.

You will assist the Sheltered Housing Officer in dealing with problematic and anti-social residents, taking appropriate action to resolve, assisting vulnerable and frail residents to enable them to remain in their own homes for as long as possible. Liaise with Social Services, attend hospital discharge meetings and professionals meetings as the first contact for staff who suspect a resident may be a victim of abuse (financial, sexual, psychological, neglect etc) ensuring that appropriate agencies are alerted and responses co[1]ordinated. guest accommodation is of a high standard. accordance with the Council's development and appraisal scheme, and to undertake a programme of continuous development. Job Scope: Number and type of jobs managed: 11 x full time Sheltered Housing Officers(FTE); 6 x Cleaners (FTE). Up to 20 staff when covering for colleagues. Typical tasks supervised/allocated to others Office administration, site inspections, record keeping, repairs reporting, support planning for residents. Job Scope: BUDGET: £100K ASSETTS: 16 Sheltered Housing complexes (including furnishings in communal areas; laundry equipment), Warden offices (including IT equipment, telephones, etc.). As a Sheltered Housing Operations Manager you will have excellent verbal and written communication skills, a natural problem-solver/decision-maker with good practical knowledge of Health & Safety and an HNC in Housing (or equivalent) with at least 5 years working in a housing or social care environment
